Understanding Milestone Inspections

Milestone inspections are mandatory for condominiums that are 30 years old or older, as required by Florida Statute 553.899. This law aims to ensure the safety and structural integrity of older buildings, particularly in the wake of structural failures in similar properties. These inspections focus on evaluating the structural components of the building, identifying areas that are:

  • Deteriorated

  • Damaged

  • At risk of causing issues in the near future

The inspection is performed by a state-licensed design professional, and the findings are reported to the local government for review.
